What Do You Want From Your Next Home in Hamilton?

If you're thinking about downsizing, retirement, or simply moving into a home that better fits the way you live today, there's an important question to answer before you start looking at properties:

What do you actually want from your next home?

It's easy to start browsing listings and focus on bedrooms, bathrooms and square footage.

But the right home for the next stage of your life may be less about how much house you can buy and more about how you want to live.

Here are three things worth thinking about.

1. Think About the Neighbourhood

Location becomes particularly important when you're choosing a home for the long term.

Think about the things you regularly need and enjoy.

How close do you want to be to grocery stores, pharmacies, restaurants, parks, family and other amenities?

Do you want to be able to walk to some of those places?

What about access to public transportation or major roads?

You may also want to think about the people and community around you. A neighbourhood that feels right today may be very different from what you want five or ten years from now.

2. Think About How the Home Will Work for You

A home can look perfect on a listing and still not work particularly well for your lifestyle.

Think about stairs, bathrooms, the layout of the main floor, storage and the amount of maintenance the property requires.

You don't necessarily need to find a home that has been designed specifically for aging in place.

But it's worth considering whether the home could adapt if your needs change.

For example, could you comfortably live on one floor if you eventually needed to?

Thinking about these things before you buy can help you avoid choosing a home that becomes difficult to manage later.

3. Think About How You Want to Live

This may be the most important question of all.

What do you want your life to look like in your next home?

Maybe you want less maintenance and more time to travel.

Maybe you want to be closer to your children and grandchildren.

Maybe you want a quieter neighbourhood.

Maybe you want to be able to walk to restaurants and shops instead of getting in the car every time you leave the house.

Or maybe you simply want a smaller home that feels easier to manage.

There isn't one definition of the right retirement or downsizing home.

Start With Your Life—Then Find the House

One of the biggest mistakes people can make when downsizing is starting with the house.

I'd suggest starting somewhere else.

Start by thinking about the life you want to live.

Then look for a home and a community that support that life.
