4 Red Flags to Look for When Buying a Hamilton Home

Buying a home is a major decision, and sometimes the most important things to notice aren't the features that immediately catch your eye.

A beautiful kitchen, fresh paint and attractive staging can make a strong first impression.

But when you're considering a home, it's also worth looking beyond the cosmetic details.

Here are four things that deserve a closer look.

1. Signs of Possible Foundation or Structural Problems

Small cracks aren't necessarily evidence of a serious problem, but larger cracks, uneven floors, sticking doors or windows, and other unusual movement can warrant further investigation.

The important point is not to diagnose the problem yourself.

If something doesn't look right, ask questions and consider having the appropriate professional assess it before proceeding.

A home inspection can be particularly valuable when you're trying to understand the condition of a property.

2. Signs of Water Problems

Water can create expensive problems when it enters a home where it shouldn't.

When viewing a property, look for things such as:

• Water stains on ceilings or walls
• Bubbling or damaged paint
• Musty smells
• Visible signs of previous water damage
• Areas that appear to have been repaired or patched

Again, one sign doesn't necessarily tell you the whole story.

The important thing is to notice anything unusual and investigate it further.

3. Drainage and Grading Around the Home

Water management around the exterior of a home matters.

Look at the ground around the foundation and consider where rainwater and melting snow are likely to go.

Areas where water appears to collect close to the house deserve attention.

Poor drainage doesn't automatically mean there is a serious problem, but it is something worth understanding before you buy.

4. The Condition of the Surrounding Area

You're not just buying a house.

You're buying into a neighbourhood.

Take some time to look beyond the property itself.

How are the surrounding homes maintained?

What does the street feel like?

Is there traffic or noise that you weren't expecting?

Are there nearby amenities that matter to you?

And, particularly if you're making a long-term move, does the location fit the way you actually want to live?

A house can be excellent and still be the wrong home for you if the surrounding location doesn't work.

Don't Let a Beautiful House Make You Stop Looking

Good presentation can make a home easier to fall in love with.

That's part of the point of preparing a home for sale.

But as a buyer, you should still look beyond the surface.

Ask questions.

Open closets.

Look under sinks.

Pay attention to unusual smells, stains or signs of repairs.

And when something raises a question, don't be afraid to investigate it further.

You're not looking for a reason not to buy.

You're trying to understand what you're actually buying.
