When homeowners think about the cost of selling, the first number that usually comes to mind is the real estate commission.
But the commission is only one part of the picture.
Depending on your circumstances, there may also be legal fees, mortgage costs, preparation and repair expenses, cleaning, staging, moving and storage costs, and other transaction-related expenses.
That's the number you should understand before making a decision about your next move.
The Main Costs to Expect When Selling
Some costs are part of almost every sale. Others depend on your mortgage, your home and how much preparation makes sense before going to market.
Real Estate Remuneration
When both a listing brokerage and a buyer's brokerage are involved, the total remuneration in a conventional full-service transaction is commonly around 4–5% of the sale price, plus HST. The exact amount and how it is divided depend on the agreement.

Your real estate lawyer handles the legal work required to transfer ownership, pay out the mortgage and complete the transaction. Fees vary by lawyer and by the complexity of the sale.

What My 4.5% Listing Fee Includes
My full-service listing fee is 4.5%. That fee covers much more than putting your property on MLS®. It includes the planning, preparation, marketing and hands-on service required to take your home from “thinking about selling” to successfully completing the transaction.
Pre-Listing Home Inspection
I include a professional pre-listing inspection so we can understand the home's condition before it goes on the market and decide how to deal with any issues that come to light.
Staging Consultation
A professional staging consultation helps us determine what changes are worth making before photography and showings begin.
Preparation & Presentation
Where preparation work is justified, I may personally invest in getting the property ready rather than automatically passing every cost on to the seller.
Professional Cleaning & Staging
Where I believe professional cleaning or staging will materially improve the presentation of your home, I include some or all of those costs in my service.
Professional Marketing
Photography, video, aerial imagery, online marketing and the other elements of the marketing plan are coordinated as part of the listing service.
Negotiation & Transaction Management
I manage offers, negotiations, conditions, communication and the many details involved in getting from an accepted offer to a completed sale.

What About the Buyer's Brokerage?
When someone buys your home, they may be working with a real estate brokerage of their own.
In a conventional full-service transaction, the seller may agree to provide remuneration toward the buyer's brokerage as part of the transaction. This is one reason the total real estate remuneration on a sale is often discussed as a combined percentage rather than simply the listing agent's fee.
A buyer's remuneration is not automatically a legal obligation of the seller. The buyer is responsible for the remuneration agreed to in their buyer representation agreement, and the parties can negotiate how that remuneration is handled as part of the transaction.
The exact amount, structure and obligations should always be clearly documented in the relevant agreements. There is no government-mandated commission rate in Ontario.

Here's a simplified example using an $800,000 Hamilton home. The numbers are illustrative — your actual costs will depend on your mortgage, lawyer, moving plans and the terms of your sale.

That means looking at the likely sale price, your mortgage balance, real estate remuneration, legal costs, mortgage-related expenses, preparation costs, moving expenses and any other costs specific to your situation.
It also gives you a much clearer picture of what you may have available for your next home or whatever comes next.

Know Your Numbers Before You Make Your Move
