3 Questions to Ask Yourself Before Buying a Hamilton Home

Buying a home is about more than finding a property you like.

The home you choose will affect how you spend your time, what you have to maintain, where you go every day and how well your home fits your life.

Before you get caught up in countertops, finishes and curb appeal, take a step back and ask yourself three questions.

1. How Might My Life Change Over the Next Few Years?

Think beyond what you need today.

Your family may grow. Your children may leave home. You may work differently. Your parents may need to be closer. You may want more space—or discover that you don't need nearly as much as you thought.

And don't forget about your own mobility and lifestyle.

A home with several flights of stairs might feel perfectly manageable today. But if you're hoping to stay in the home for many years, it's worth thinking about whether you'll still want those stairs later.

Ask yourself:

  • How might my household change?
  • Do I expect to stay here for several years?
  • Will I need more or less space?
  • How important are stairs and accessibility?
  • Does this home give me flexibility if my circumstances change?

You don't need to predict the future.

You simply want to avoid choosing a home based entirely on the life you're living right now.

2. How Much Maintenance Am I Actually Willing to Take On?

A bigger property can be appealing.

So can a large yard, pool, extensive gardens, multiple bathrooms or other features that look great when you're viewing the property.

But every feature comes with some combination of maintenance, time and cost.

Ask yourself what you're actually willing to take care of.

Would you rather spend Saturday maintaining a large yard—or doing something else?

Would a condo or townhome give you more of the lifestyle you want because someone else handles some of the exterior maintenance?

There's no universally right answer.

The important thing is to understand what comes with the home you're buying and whether you're happy to take it on.

3. What Do I Value About the Way I Want to Live?

Your home is only part of your lifestyle.

Think about what matters to you outside the front door.

Maybe you value:

  • Being close to family
  • Walkability
  • Parks and trails
  • Quiet surroundings
  • Restaurants and shops
  • Community
  • Having space for entertaining
  • A short commute
  • Public transportation
  • A private yard
  • Being close to recreational activities

The neighbourhood you choose can have as much impact on your day-to-day life as the house itself.

A beautiful home in the wrong location may not give you the life you were hoping to create.

Don't Just Buy the House. Think About the Life.

It's easy to fall in love with a kitchen, a backyard or a beautifully renovated bathroom.

Those things matter.

But before you decide that a particular property is “the one,” ask whether the home, neighbourhood and lifestyle all fit together.

The right home isn't necessarily the biggest, newest or most impressive one you can afford.

It's the one that supports the way you want to live.
