How to Choose a Hamilton REALTOR®: 4 Things to Look For

Choosing a REALTOR® is about more than finding someone whose name you recognize or whose face you see on a bus shelter.

Whether you're buying or selling a home in Hamilton, you'll be working closely with this person through a process that can involve significant financial decisions, negotiations, deadlines and, sometimes, a fair amount of stress.

You want someone who knows the local market. But you also want someone who listens, communicates clearly and takes the time to understand what you're actually trying to accomplish.

Here are four things I'd suggest looking for when choosing a Hamilton REALTOR®.

1. Look for Someone Who Knows the Hamilton Market

Real estate is local.

An agent who understands Hamilton should be familiar with the different communities, housing types and factors that can affect a property's marketability and value.

But local knowledge should mean more than simply being able to tell you what homes are selling for.

Ask an agent how they would approach your particular situation.

If you're selling, ask how they would position your home, determine an asking price and prepare it for the market.

If you're buying, ask how they would help you evaluate properties beyond what you see in the listing photographs.

You should come away from the conversation with a sense that the agent understands your situation, not just the Hamilton market in general.

2. Pay Attention to How They Communicate

This is one of the easiest things to evaluate before you hire someone.

Do they answer your questions directly?

Do they listen?

Do they explain things in a way you understand?

And perhaps most importantly, do you feel comfortable telling them what you're really thinking?

Real estate decisions don't always go according to plan. You may change your mind, have second thoughts about a property or discover that your original expectations need to change.

You want a REALTOR® who will tell you what they genuinely think—even when the answer isn't necessarily what you hoped to hear.

3. Ask How They Will Actually Help You

Don't be afraid to ask an agent to explain exactly what their service looks like.

For a seller, that might include preparing the home, determining a pricing strategy, developing the marketing plan, managing showings and offers, and coordinating the transaction through closing.

For a buyer, it might include understanding your needs, identifying appropriate properties, arranging showings, evaluating homes, preparing offers and helping you navigate the transaction.

And if you're a Hamilton homeowner considering a move from a longtime family home, there may be considerably more to the process than simply putting a For Sale sign on the lawn.

Ask:

"What will you actually do for me?"

The answer can tell you a lot.

4. Make Sure the Relationship Feels Right

This one is difficult to quantify, but it matters.

You're not simply hiring someone to complete a transaction. You're choosing the person you'll be calling when you have questions, concerns or decisions to make.

Look at reviews and testimonials. Ask about the agent's experience. Talk to people who have worked with them if that's possible.

But also pay attention to the conversation you have with the REALTOR® yourself.

Do you feel heard?

Do you trust what they're telling you?

Do they seem interested in your goals, or primarily interested in getting the business?

There isn't one REALTOR® who is right for every homeowner.

The important thing is finding someone whose experience, approach and communication style fit what you need from the relationship.

One More Question Worth Asking

If you're interviewing REALTORS®, I'd add one question to the list:

"What do you think I should be thinking about that I haven't asked you yet?"

The answer may tell you more than a prepared sales presentation ever could.
