7 Questions Hamilton Home Buyers Should Ask a Mortgage Lender

Getting pre-approved for a mortgage is an important step when you're preparing to buy a home in Hamilton.

But choosing a mortgage isn't simply about finding the lowest interest rate.

The mortgage that makes sense for you will depend on your financial situation, how long you expect to stay in the home, how much flexibility you want and what you're comfortable with.

Before committing to a mortgage, here are seven questions worth asking your lender or mortgage broker.

1 – What type of mortgage makes sense for my situation?

There are different mortgage products and features available to buyers, including fixed and variable rates and open and closed mortgages.

Rather than simply asking for the lowest rate, ask your lender to explain the differences and the advantages and disadvantages of each option for your particular situation.

You want to understand what you're signing up for—not just what the monthly payment will be.

2 – What interest rate am I being offered, and how long is it guaranteed?

Interest rates can change, so find out exactly what rate you're being offered and how long that rate will be held.

Also ask what happens if rates change before your purchase closes.

The rate is important, but it shouldn't be the only thing you're comparing. Make sure you understand the other terms attached to the mortgage as well.

3 – What are my prepayment options?

Your mortgage may allow you to make additional payments toward the principal or increase your regular payments.

Ask your lender exactly what you're allowed to do and whether there are limits or penalties.

Even if you don't expect to pay your mortgage off early, having flexibility can be valuable if your financial situation changes.

4 – What happens if I need to break the mortgage early?

Life doesn't always follow the plan you make when you buy a home.

You might sell the property, refinance, move or otherwise need to end your mortgage before the end of the term.

Ask the lender how the penalty would be calculated and what other costs could apply.

This is one of those questions that's easy to overlook when you're focused on buying the house, but it can become very important later.

5 – What will I actually need to provide for the mortgage application?

Ask your lender what documentation they'll need from you.

Depending on your circumstances, this could include proof of income, employment information, identification, information about your assets and debts, and other financial documentation.

Getting your paperwork organized early can make the process much easier once you find a home.

6 – What other costs should I budget for?

Your mortgage payment is only one part of the cost of buying a home.

Ask your lender what you should be budgeting for beyond the mortgage itself, and make sure you also understand the other costs associated with your purchase.

Depending on the property and your circumstances, you may need to account for things such as property taxes, insurance, utilities, maintenance, land transfer tax and legal costs.

Understanding the complete financial picture is important before deciding what you can comfortably afford.

7 – What happens after my offer is accepted?

Ask your lender to explain what happens between having an accepted offer and closing on the property.

Find out what they need from you, what happens with the financing process and how the timing works.

You don't want to be learning how the process works while you're already under a deadline.

Don't Be Afraid to Ask Questions

You don't need to become a mortgage expert before buying a home.

But you should understand the mortgage you're agreeing to, including the rate, term, payment structure, prepayment privileges and potential penalties.

A good mortgage professional should be willing to explain those things in plain language and answer your questions.
