5 Tips for Getting the Best Deal When Buying a Home in Hamilton
Finding the right home is exciting, but it's also easy to get caught up in the excitement and make decisions you later regret.
A good home purchase isn't necessarily about getting the lowest possible price. It's about finding the right property, understanding what you're buying and making a decision that fits your finances and your plans.
Here are five things I encourage Hamilton home buyers to keep in mind.
1. Think About How Long You Expect to Stay
Buying a home involves costs beyond the purchase price, including closing costs and the eventual costs of selling.
If you're expecting to move again in a relatively short period of time, it's worth thinking carefully about whether buying makes sense for your circumstances.
There's no universal rule that says you must own a home for a particular number of years. Your plans, finances and the type of property you're buying all matter.
2. Don't Rush Into the First Home You Like
It's easy to become emotionally attached to a home, particularly when you've been looking for a while.
But liking a house isn't the same thing as knowing it's the right house for you.
Consider the location, layout, condition, ongoing costs and how well the property fits your life—not just how it looks during a showing.
Sometimes the best decision is to keep looking.

A home can look great and still have problems that aren't obvious during a showing.
A professional home inspection can identify potential issues involving things such as the roof, foundation, plumbing, electrical systems and other components of the property.
An inspection doesn't guarantee that you'll find every problem, but it can give you information that helps you make a more informed decision.
Getting the Best Deal Isn't Just About Price
Sometimes the best deal is the home with the lowest purchase price.
Sometimes it's the home that costs a little more but requires fewer immediate repairs. Sometimes it's the property in the location that works better for your family.
