4 Factors to Consider When Pricing Your Hamilton Home for Sale

One of the most important decisions you'll make when selling your home is deciding what price to put on it.

It's natural to have a number in your head based on what you paid, what you've invested in the property or what you believe your home is worth.

But the market doesn't really care what we think a home should be worth.

When pricing a Hamilton home for sale, there are several factors that need to be considered together.

Here are four of the most important.

1. Look at Comparable Homes in Your Area

One of the best places to start is by looking at what similar homes have actually sold for.

That means comparing properties that are reasonably similar in terms of location, size, style, condition and features.

It's important to distinguish between asking prices and sold prices. A home listed for a particular amount doesn't necessarily mean that's what it ultimately sold for.

The more relevant the comparable properties are, the more useful they are in helping establish a realistic price range.

2. Consider Your Location

Location matters.

Two homes with similar square footage can have very different values because of where they're located.

Things such as the neighbourhood, street, surrounding properties, access to amenities, transportation and other local factors can influence what buyers are willing to pay.

In Hamilton, even relatively small differences in location can affect how buyers perceive a property.

That's why pricing a home based solely on its size or number of bedrooms can be misleading.

3. Be Honest About the Condition of Your Home

Buyers aren't just buying square footage. They're buying the home they're going to live in—and they're going to notice its condition.

Think about the overall presentation of the property as well as major components such as the roof, windows, mechanical systems, kitchen and bathrooms.

That doesn't mean you need to renovate everything before selling.

In many cases, the better question is whether a particular improvement is likely to make sense before you spend the money.

Sometimes a home simply needs to be cleaned, decluttered, repaired and presented well. Other times, there may be issues that buyers are likely to factor into their offers.

4. Pay Attention to the Current Market

Real estate values aren't static.

The market you're selling in today may be very different from the market when you bought your home—or even from the market six months ago.

Buyer demand, the number of competing homes, recent sales and broader market conditions can all affect pricing.

That's why I don't believe there is a single formula that can tell you exactly what your home is worth.

Pricing is part research, part market analysis and part strategy.

The Goal Isn't Simply to Pick the Highest Number

It's tempting to look at your home and think, "Let's list high and see what happens."

Sometimes that strategy can work. Sometimes it can result in a home sitting on the market while buyers move on to other properties.

The objective should be to arrive at a price that reflects the property, the competition and the current market—and then have a strategy for how you want to take the home to market.
