3 Steps to Prepare Your Lawn Before Selling Your Hamilton Home

When you're getting ready to sell your Hamilton home, it's easy to focus on the inside of the house and forget about what buyers see before they even walk through the front door.

Your lawn is part of that first impression.

It doesn't need to look like a professional golf course. It just needs to look cared for, tidy and consistent with the condition of the rest of the property.

Here are three simple things to consider before putting your home on the market.

1. Clean It Up and Keep It Trimmed

A well-maintained lawn starts with the basics.

Keep the grass cut, remove leaves and branches, and clear away anything that makes the yard look neglected.

If you're selling during the spring, summer or fall, regular maintenance can make a noticeable difference in how the property looks in photographs and during showings.

Don't forget the edges along walkways, driveways and gardens. A little attention to those areas can make the entire yard look more finished.

2. Deal With Bare or Problem Areas

If your lawn has obvious bare patches, weeds or areas that have become damaged, consider whether they're worth addressing before you list.

Depending on the season and the condition of the lawn, that might mean reseeding, addressing drainage or simply cleaning up an area that has been neglected.

You don't necessarily need to spend a lot of money trying to create a perfect lawn.

The goal is to make the exterior look cared for and avoid having small maintenance issues become distractions for buyers.

3. Look at the Whole Yard

Your lawn is only one part of your property's curb appeal.

Take a few minutes to look at the front of your home as if you're seeing it for the first time.

Are the walkways clear? Is the entrance inviting? Are gardens reasonably tidy? Is outdoor furniture in good condition and arranged appropriately?

This is also a good time to remove unnecessary items from the yard.

Just as decluttering the interior helps buyers see the space more clearly, simplifying the exterior can help them see the potential of the property.

Don't Overdo It

Preparing your lawn for sale doesn't mean spending thousands of dollars on landscaping.

Before you start buying plants, installing new features or undertaking major landscaping projects, consider whether the work is actually going to improve the presentation of your home enough to justify the cost.

In many cases, basic maintenance and cleanup can accomplish much of what you need.

When you're preparing to sell, think about the entire property—not just the rooms inside the house. Buyers start forming an impression as soon as they arrive.
